Maurice Covington, is an American Entrepreneur and Realtor with Sotheby’s in Charlottesville, Virginia. Maurice provides insight into the real estate market on the east coast, particularly in Virginia.  Maurice, an avid investor, highlights the strong demand for rural and residential property in Virginia.

Bob Pifer and Kevin Pifer will discuss the sharp increase in land values in 2021.  Many of Pifer’s recent land auctions have exceeded expectations.  What’s more, Pifer’s recently conducted a land auction in Wisconsin where the results were over 2 times over the recent appraisal.  Cropland and pastureland values continue to rise in 2021 and likely will continue to do so.  This may change as the year comes to a close as long-term interest rates may tick upward.

Steve explains in sharp detail the Capital Gain Tax Rates for 2021.   The Capital Gain Tax Rates are reasonable in the tax environment today in America but that may all change as Congress and the Administration search for additional tax revenue to address the out of control national debt.  The Capital Gain Tax is a progressive tax and is part of your Adjusted Gross Income (AGI).  This will likely have a significant impact on all landowners who are considering selling their land.

Farming in America is largely composed of family business or generational farms. Nearly 97 percent of US farms are family farms.  This week on America’s Land Auctioneer, we are joined by members of the Melvin family, to talk about generational family farming.

The Melvin farm on the western edge of the Red River Valley near Buffalo, North Dakota is a perfect example of an American family farm.  Generational families have their benefits and challenges. We will discuss those in future podcasts.  As the older generation ages out of the industry, young farmers struggle to access affordable land.
