Farmland values are increasing but it is likely capital gain taxes will in 2022 if not sooner.  The Biden Administration and Congress are wrestling with an out of control National Debt and one of the main options to raise tax is through the Capital Gain Tax structure.  This will challenge those with a low cost basis in real estate and dramatically increase their tax bill.  It is likely something will happen, just how big an increase no one knows for sure.

Marketing auctions.  Auctions just don’t happen.  Each auction has its own marketing strategy.  This includes advertising, promotion and direct mailings.  Social Media is becoming a more effective marketing tool for selling land and equipment.    Target marketing includes tapping into a valuable resource – your buyer data base.  This is invaluable.

Consistency and Branding.  Being front of mind is always important.  People may not need an auctioneer today, tomorrow or next year but when they do you always want to be top of mind.  Consistency in marketing is key to building a business and a brand that people recognize.

Structuring your Legal Entity.  It is easier to get into things than it is to get out of things.  We all have heard this saying.  When buying land or any real estate it is important to hold title in the appropriate ownership entity.  This will prevent issues down the road.  What’s more, you have exposure to liability and risk and the property entity will better help you manage this risk and exposure.  
Succession planning can preserve your wealth and capital.   What’s more, it can allow for a smooth transition and save you in taxes and potential family dissension down the road.  Succession planning is easy to put off for another day, but it should be part of your financial planning now.  You owe this to yourself and your family.

Reason to consider a 1031 Exchange.

Preserving capital and putting that capital to work for you is possible through a 1031 Exchange.  Do not ignore this opportunity.  Many landowners who sell land are not even aware of their options to defer capital gain taxes.  Nearly all baby boomer landowners have a low-cost basis in their land and are subject to significant capital gain taxes.  These can be deferred during their lifetime.  A Pifer’s specialist can provide you with the information you need to consider a 1031 Exchange.
Capital gain taxes can be deferred.  Your broker or land auctioneer should always ask the question: “ If you sell your land what is your likely capital gain tax liability?”  Not asking this question is irresponsible.  In many circumstances, the landowner’s sale of land will be subject to a capital gain tax liability.  Determine what this liability potentially is and develop a strategy that will defer the tax and preserve your capital.

Interest rates are a notable part of the equation when buying farmland.  The Federal Reserve’s expansionary policy has created attractive interest rates for farmers and investors to finance their land purchases.  The current interest environment may be short-lived though as inflationary concerns may drive interest rates up soon.  Guests include Dennis Gartman, economist who has been involved in the capital markets since 1974 and Lynn Paulson, Bell Bank Vice President for Agricultural Lending, who has been in the lending business for nearly 40 years.
