“Cofer’s Chalk Buttes Ranch”
4,612 +/- Acres - Carter County, MT
2,080 +/- Total Acres • 2,532 +/- BLM Acres
Property Note: Welcome to the heart of cow country! The flat and productive valleys of grassland and hay land that stretch between the Ekalaka Buttes and the Chalk Buttes are some of the hardiest grasses in the region. This is truly one of those remote areas where livestock and wildlife can thrive. Cofer’s Chalk Buttes Ranch is a working Montana ranch set southwest of Ekalaka. This ranch supports over 200 cow/calf pairs along with Mule Deer, Whitetail Deer, Antelope, Elk, and Turkeys. While most of its terrain is forgiving the west portion of the ranch that is timbered with pine and cedar trees that follow the breaks to the Powder River flats to the west. The deeded acres of this ranch are fully contiguous with exceptional access roads, and incredible improvements for the water supply throughout the property.

Working Ranch Attribute’s:
The Cofer’s have worked to maintain and continually improve this property. Perhaps the most significant improvement to this ranch has been the accessibility to water. The ranch has two working livestock water wells and have added nearly five miles of pipeline to enhance the grazing capabilities of this great property.
Alongside the deeded acres is an incredible BLM allotment. Collectively between the BLM lands, deeded lands, hay meadows and water improvements, this ranch has been managed with over 200 cow/calf pair year around. This ranch boasts solid production throughout the 900 acres of cropland. A rotation of hayland and cash crops for feed supplement production reduces expenses through the winter months. Although, this ranch has been a cow/calf operation, its contiguous and forgiving terrain with accessible water would also be a great combination for a successful yearling operation.
The BLM grazing allotment, located only three miles from the property, consists of a total of 2,532 split between two separate grazing pastures. This BLM permit allows for a total of 476 Animal Unit Months and most recently has been utilized from July 15th through September 15th. This bonus property allows for rest and regrowth on the balance of the deeded property to ensure ample fall grazing throughout the cropland, hay land and grassland areas.
