Pifer’s Land Management is seeking tenant(s) to lease excellent grass and cell grazing pastures for the 2024-2025 grazing season. This property features 882 +/- pasture acres, comprising of 4 separate pastures with a total of 11 cells. Newer fences with excellent water, grass, and catch pens. All parcels have excellent access to good farm-to-market roads. Grazing dates will be from May 15th to October 1st. The successful bidder will have possession starting on or before January 1, 2024. Driving Directions: Parcels 1 & 2: From Bowdon, ND, go north on 39th Ave. NE for 6 miles to 10th St. NE. Go west on 10th St. NE for 3 miles to 36th Ave. NE. This will put you at the northeast corner of Parcel 1. Parcel 2 is 1.5 miles south of parcel 1. Parcel 3: From Bowdon, ND, go north on 39th Ave. NE for 3 miles to 7th St. NE. LANDOWNERS: Neil L Thormodsgaard & Neil J Thormodsgaard Bidding Procedure: All written bids must be received before 5:00 p.m. (CT) on September 19, 2023. Written bids will be submitted on an annual AUM basis. All written bids must be accompanied by a 2-year grazing plan. These stewardship/grazing plans are important to the landowner(s) and Pifer’s Land Management and will play an important role in the final decision when awarding the contracts. The top written bids will be invited to the Oral Bidding and will have an opportunity to raise their bid at a time and place designated by Pifer’s Auction & Realty. Oral Bidding will be on Thursday, September 21, 2023 at 10:00 a.m. (CT) Each Oral Bidder will have the opportunity to bid on each parcel individually as well as all together (Overall). Each Oral Bidder must bid on at least one parcel individually to qualify for participation in the Overall bidding process. The winning bidder will (upon Landowner acceptance) receive a lease agreement provided by Pifer’s Land Management. Bidders are bidding on a 2-year lease agreement. The agreement will begin on January 1, 2024, and terminate on December 31, 2025. Annual rent will be due on or before February 1st of each year of the lease agreement. The awarded bidder must provide a letter of good standing from their financial institution. The awarded bidder must provide a Farm Liability insurance policy that meets lease agreement standards. The Landowner reserves the right to accept or reject any and all bids. The Landowner reserves all hunting rights to the said property during the term of this lease. All statements made on the day of the Oral Bidding take precedence over all printed materials.
