Pifer’s Land Management is seeking tenant(s) to lease farmland and/or pastureland for the 2024-2025 season. This property features 403.28 +/- crop acres with an outstanding Soil Productivity Index (SPI) of 82, and 179.5 +/- acres of high-quality pastureland with outstanding water availability. All parcels have great access off County Rd. #7 with good farm to market roads. Highest written bids will have an opportunity to orally raise their bid on Thursday, September 21, 2023 at 3:00 p.m. (CT) by phone. Bidders may bid on one or more parcel(s) or all parcels combined. Parcel 1 Pasture Acres: 179.5 +/- Legal: NE¼ 8-143-90 (West Mercer Township) This parcel features 179.5 +/- pasture acres comprising a mix of native cool and warm season grasses excellent for summer and fall grazing. It has quality perimeter fencing with fantastic water access with two dugouts at opposite ends of the pasture. Southwest Water is also available on the northwest side of the parcel. Tenant would be responsible to pay for meter and water usage. Grazing dates will be from June 1st to October 31st. This pastures AUM will be limited to 30 pairs and 1 bull. The cropland features predominant soils being William-Bowbells loams. This property has a strong cropping history of oats, wheat, and corn. This is excellent ground for growing feed and oil based crops. Access to Southwest Water may only be utilized if also renting the pastureland. This parcel has outstanding access off County Rd. #7 on the west side of the property. LANDOWNERS: Private Party Bidding Procedure: All written bids must be received before 5:00 p.m. (CT) on September 19, 2023. Written bids will be submitted on an annual per acre basis. All written bids must be accompanied with a 2-year farming plan, including but not limited to, crop rotation, normal chemical application, field drainage plans with erosion control solutions. These stewardship/farming plans are important to the landowner(s) and Pifer’s Land Management and will play an important role in the final decision when awarding the contracts. The top written bids will be invited to the Oral Bidding and will have an opportunity to raise their bid at a time and place designated by Pifer’s Auction & Realty. Oral Bidding will be on Thursday, September 21, 2023 at 3:00 p.m. (CT). Each Oral Bidder will have the opportunity to bid on each parcel individually as well as altogether (Overall). Each Oral Bidder must bid on at least one parcel individually to qualify for participation in the Overall bidding process. The winning bidder will (upon Landowner acceptance) receive a lease agreement provided by Pifer’s Land Management. Bidders are bidding on a 2-year cropland lease agreement, 3-year pastureland lease agreement. The agreement for the cropland will begin at the signing of the contract and terminate December 31, 2025. The agreement for the pastureland will begin at the signing of the contract and terminate December 31, 2026. Annual rent will be due on or before February 1st each year of the lease agreement. The awarded bidder must provide a letter of good standing from their financial institution. The awarded bidder must provide Farm Liability insurance policy that meets lease agreement standards.
