The land consists of 530 +/- acres of productive cropland. Bidders may bid on one or more parcels or all parcels combined. Parcel 1b: At the intersection of Hwy. #46 and W 150th Ave. east of Hatfield, MO, go north on W 150th Ave. for 2 miles to W 110th St. Go east on W 110th St. for 1.0 mile where the road turns into W County Rd. U and then curves north for 1 mile. Go east on J67 for 0.6 miles and the field entrance will be on the south side of the road. Parcel 2: At the intersection of Hwy. #46 and County Hwy. HH west of Hatfield, MO, go northwest on County Rd. HH for approximately 1.5 miles. Tenant whom rents Parcel 2 will rent the bins for the duration of the contract.      LANDOWNER: Lotts Creek Farms, LLC & Jerome Family Farms, LLC   Bidding Procedure: All written bids must be received before 5:00 p.m. (CT) on January 27, 2023. Written bids will be submitted on an annual per acre basis. All written bids must be accompanied with a 2-year farming plan, including but not limited to, crop rotation, normal chemical/fertilizer application, and tillage/planting practices. All bids must include cover crop plans each year. The stewardship/farming plans are important to the landowner (s) and will play an important role in the final decision when awarding the contracts. The top written bids will be invited to the Oral Bidding and will have an opportunity to raise their bid at a time and place designated by Pifer’s Land Management. Oral Bidding will be on February, 1, 2023, at 1:00 p.m. (CT). Each Oral Bidder will have the opportunity to bid on each parcel individually as well as altogether (Overall).  Each Oral Bidder must bid on at least one parcel individually to qualify for participation in the Overall bidding process. The winning bidder will (upon Landowner acceptance) receive a lease agreement provided by Pifer’s Land Management. Bidders are bidding on a 2-year lease agreement. The agreement will begin at the signing of the contract and terminate December 31, 2024.   Annual rent will be due on or before March 1st each year of the lease agreement. The awarded bidder must provide a letter of good standing from their financial institution. The awarded bidder must provide Farm Liability insurance policy that meets lease agreement standards. The Landowner reserves the right to accept or reject any and all bids. All statements made the day of the Oral Bidding take precedence over all printed materials.
