Go south on 30th Ave. NE for 1 mile to 1st St. NE. Go east on 1st St. NE for 1 mile to 31st Ave. NE. This will put you at the SE corner of parcel 1 and the SW corner of parcel 2. Parcel 3 is another mile east on 1st. St. NE from parcels 1 & 2.     Parcel 1 Legal: E½SE¼, SW¼SE¼ & SE¼SW¼ 30-146-72 Crop Acres: 64.84 +/- This property features 64.84 +/- crop acres, with productive soil and a strong cropping history.     Parcel 2 Legal: SW¼ 29-146-72 Crop Acres: 112.44 +/- This property features 112.44 +/- crop acres, with productive soil and a strong cropping history.     Parcel 3 Legal: SW¼4 28-146-72 Crop Acres: 152.41 +/- This property features 152.41 +/- crop acres, with productive soil and a strong cropping history.       LANDOWNER: Sheila K Hoyt Life Estate   Bidding Procedure: All written bids must be received before 5:00 p.m. (CT) on Monday, January 8, 2024. Written bids will be submitted on an annual dollar per acre basis. All written bids must be accompanied by a 3-year farming plan, including but not limited to: crop rotation, normal chemical application, field drainage plans and or suggested tiling plan. These stewardship/farming plans are important to the landowner(s) and will play an important role in the final decision when awarding the contracts. The top written bids will be invited to the Oral Bidding and will have an opportunity to raise their bid by phone. Oral Bidding will be on Wednesday, January 10, 2023, at 10:00 a.m. (CT). Each Oral Bidder will have the opportunity to bid on each parcel individually as well as altogether (Overall).  Each Oral Bidder must bid on at least one parcel individually to qualify for participation in the Overall bidding process. The winning bidder will (upon Landowner acceptance) receive a lease agreement provided by Pifer’s Land Management. Bidders are bidding on a 3-year lease agreement. The agreement will begin at the signing of the contract and terminate on December 31, 2026.   Annual rent will be due on or before March 1 of each year of the lease agreement. The awarded bidder must provide a letter of good standing from their financial institution. The awarded bidder must provide a Farm Liability insurance policy that meets lease agreement standards. The Landowner reserves the right to accept or reject any and all bids. All statements made on the day of the Oral Bidding take precedence over all printed materials.
