This ranch offers choices for grazing and/or haying. The cool and warm season tame grass and high-protein alfalfa promote healthy livestock production. Designed to begin grazing on early cool season grasses on the south side of the property and warm season grasses on the north side for later grazing. The well-built perimeter fence is 4-strand high-tensile barbed wire with two t-posts between each 6” wooden post. The interior fences utilize electric wire creating the cell grazing system. Wells and tanks are strategically placed to provide fresh water to pastures. Spring fed dugouts and a natural creek provide additional sources of water. The feed lot is capable of feeding 500 +/- cattle. The projected grazing season is on or before May 15th of each year depending on moisture for approximately 150 to 200 days. The top written bids will be invited to the Oral Bidding and will have an opportunity to raise their bid at a time and place designated by Pifer’s Auction & Realty. Oral Bidding will be on Tuesday, January 18, 2021, at 10:00 am (CT). Each Oral Bidder will have the opportunity to bid on each parcel individually as well as altogether (Overall). Each Oral Bidder must bid on at least one parcel individually to qualify for participation in the Overall bidding process. The winning bidder will (upon Landowner acceptance) receive a lease agreement provided by Pifer’s Land Management. Bidders are bidding on a 2-year lease agreement. The agreement will begin at the signing of the contract and terminate December 31, 2023. Annual rent will be due on or before February 15 each year of the lease agreement. The awarded bidder must provide a letter of good standing from their financial institution. The awarded bidder must provide a Farm Liability Insurance Policy that meets lease agreement standards.
