We are seeking tenant(s) for the 2024-2025 crop and grazing years. If you are looking to expand your farming and/or ranching operation, this is the property for you. We are leasing the property in 2 parcels in North Merkel Township; parcel 1 is 506.54 +/- crop acres and parcel 2 is 1,439.21 +/- pasture acres. New fences will be installed throughout the pastureland in 2024 and beyond. The successful bidder will have possession upon the signing of the lease. Parcel 1 Legal: Tillable acres are as follows: NE¼NW¼ 18-144-72 (42.16 +/- Acres), W½NW¼ 27-144-72 (77.01 +/- Acres), N½ 31-144-72 (260.23 +/- Acres) and part of W½ 32-144-72 (127.14 +/- Acres) Crop Acres: 506.54 +/- This parcel features 506.54 +/- acres, with 387.37+/- acres being contiguous. The cropland has good access off the main county roads. The land has productive soils with a cropping history of wheat, barley, oats, and corn. Parcel 2 Legal: Pasture acres are as follows: N½ & N½SE¼ 17-144-72, W½ 18-144-72 (Less 42.16 +/- Crop Acres), W½ 19-144-72, NW¼ & SE¼ 30-144-72 and all pasture acres in 32-144-72 Pasture Acres: 1,439.21 +/- This parcel features 1,439.21 +/- pasture acres comprised of a great mix of cool and warm season grasses providing an excellent opportunity for summer and early fall grazing. The property has great natural water sources for cattle throughout the rolling hills and pothole landscape. The pasture also has multiple water tanks located in sections 17,18,19, and 30 that can be utilized using a generator and/or solar panels to fill if needed. Stocking rate will be limited to 220 cow/calf pairs with 6-8 bulls, or 320 yearlings for a grazing period of 135 days. Grazing dates will be from June 1st to October 15th. All pasture grazing and forage utilization will be based on the NDSU Extension Guidelines. Fences are in fair shape throughout the entire property. New perimeter fences will be installed in 2024 on the eastern border of sections 18,19, and 30 with more to come. LANDOWNER: Gary Hetletved Bidding Procedure: All written bids must be received before 5:00 p.m. (CT) on Monday, April 1, 2024. Written bids will be submitted on an annual per acre basis and must be accompanied with a letter of good standing from your financial institution. All written bids must be accompanied with a 2-year farming and/or grazing plan, including but not limited to, crop rotation, normal chemical application, cattle rotation etc... These stewardship plans are important to the landowner(s) and Pifer’s Land Management and will play an important role in the final decision when awarding the contracts. The top written bids will be invited to the Oral Bidding and will have an opportunity to raise their bid at a time and place designated by Pifer’s Auction & Realty. Oral Bidding will be on Wednesday, April 3, 2024, at 10:00 a.m. (CT). Each Oral Bidder will have the opportunity to bid on each parcel individually and have the opportunity to bid overall. Each Oral Bidder must bid on at least one parcel individually to qualify for participation in the overall bidding process. The winning bidder will (upon Landowner acceptance) receive a lease agreement provided by Pifer’s Land Management. Bidders are bidding on a 2-year lease agreement. The agreement will begin at the signing of the contract and terminate December 31, 2025. Rent for 2024 will be due upon signing of the lease. Annual rent in 2025 and forward will be due on or before March 15th. The awarded bidder must provide Farm Liability insurance policy that meets lease agreement standards. The Landowner reserves the right to accept or reject any and all bids. All statements made the day of the Oral Bidding take precedence over all printed materials.
