These parcels are located in some of the most pristine areas of North Dakota. These parcels were not grazed in 2022 and have excellent grass and water throughout all parcels. The highest written bids will have an opportunity to orally raise their bid on February 21, 2023 at 10:00 a.m. (CT) by phone. Go west on Franks Creek Rd.  approximately 10 miles to Tr Rd.  Follow Tr Rd. for 4 miles and continue on East River Rd.  Take East River Rd. north approximately 2 miles.  This will bring you to Section 8.     Property Information Pasture Acres:  1,680 +/- Legal: Lots 1, 2, 3, 4, 5, 6, E½SW¼, SE¼NW¼ & S½NE¼ in 5-141-101, Lots 7, 8 & 13, SE¼NE¼ & E½SE¼ in 7-141-101 (All south and east of the Little Missouri River) and All in 8-141-101 This property features 1,680 +/- pastureland acres, with excellent grass, water sources, and well-maintained fences. This land is located in the heart of the Western North Dakota badland with excellent access to all parcels.     LANDOWNERS: Terry & Kathy Hildestad   Bidding Procedure: All written bids must be received before 5:00 p.m. (CT) on February 17, 2023. Written bids will be submitted on an annual per-acre basis. All written bids must be accompanied by an overview of your cattle operations. This includes, but is not limited to, grazing rotations, fence maintenance programs, and livestock monitoring. The lease will be limited to 55 AUM of cow/calf pairs plus 2 bulls. If running yearling, a total of 55 AUM’s. Cattle will be removed from one area west of East River Road on or before July 1st of each year. Tenant will not graze horses on said property and will only be used for the purpose of checking or moving livestock. The top written bids will be invited to the Oral Bidding and will have an opportunity to raise their bid at a time and place designated by Pifer’s Auction & Realty. Oral Bidding will be on February 22, 2023, at 10:00 a.m. (CT). Each Oral Bidder will have the opportunity to bid on each parcel individually as well as together, (Overall).  Each Oral Bidder must bid on at least one parcel individually to qualify for participation in the Overall bidding process. The winning bidder will (upon Landowner acceptance) receive a lease agreement provided by Pifer’s Land Management. Bidders are bidding on a 2-year lease agreement. The agreement will begin at the signing of the contract and terminate December 31, 2024.   Annual rent will be due on or before March 1st  of each year of the lease agreement. The awarded bidder must provide a letter of good standing from their financial institution. The awarded bidder must provide Farm Liability insurance policy that meets lease agreement standards. The Landowner reserves the right to accept or reject any and all bids. All statements made the day of the Oral Bidding take precedence over all printed materials.
