All acres were wheat, sorghum/sudan and mixed grass in 2019. The 767.59 +/- pasture acres have excellent grass and water.   The 8 +/- acre farmstead has a residence, shop, barns, hay storage and corrals.  Excellent access to all areas of this property! Land will be presented as six parcels. Written bids will be accepted until 5:00 p.m. Friday December 6, 2019.  Bidding will be based on cropland, pastureland, hayland and farmstead. Bidders may bid on one or more parcels or all parcels combined. Highest written bids will have an opportunity to orally raise their bid on Tuesday December 10, 2019 at 10:00 a.m. (CT) by phone.  Bidders may bid on one or more parcels or all parcels combined. Written bids will be submitted on an annual per acre basis. The top written bids will be invited to the Oral Bidding and will have an opportunity to raise their bid at a time and place designated by Pifer’s Auction & Realty. Oral Bidding will be on Tuesday, December 10, 2019, at 10:00 (CT). Each Oral Bidder will have the opportunity to bid on each parcel individually as well as all together (Overall).  Each Oral Bidder must bid on at least one parcel individually to qualify for participation in the Overall bidding process. The winning bidder will (upon Landowner acceptance) receive a lease agreement provided by Pifer’s Land Management. Bidders are bidding on a 3-year lease agreement. The agreement will begin at the signing of the contract and terminate December 31, 2022. Annual rent will be due on or before February 15th each year of the lease agreement. The awarded bidder must provide a letter of good standing from their financial institution. The Landowner reserves the right to accept or reject any and all bids. All statements made the day of the Oral Bidding take precedence over all printed materials.
