Our landowner(s) are seeking tenant(s) to lease farmland for the 2023-2024 crop year. This property features 1,086.98 +/- hay acres and 35.5 +/- crop acres to be put into production during in 2023 in Hart Township. This land is all expired CRP with excellent mixed grass hay. All parcels have excellent access off Griffin Rd. Written bids will be accepted until 5:00 p.m. on Friday, November 18, 2022. Driving Directions: At the intersection of Hwy. #12 and Griffin Rd. west of Bowman, ND, go south on Griffin Rd. for 1 mile. This will put you at the NW corner of Parcel 1. From Parcel 1, go south on Griffin Rd. for 3 miles to 88th St. SW. This will put you at the SW corner of Parcel 2. Parcels 3 and 4 are 0.5 miles south of Parcel 2 on Griffin Rd. and east on the section line. Parcel 5 is 2 miles east on 90th St. SW from Griffin Rd. OWNER: Thom Investment Property, LLLP Bidding Procedure: All written bids must be received before 5:00 p.m. (CT) on November 18, 2022. Written bids will be submitted on an annual per acre basis. The top written bids will be invited to the Oral Bidding and will have an opportunity to raise their bid at a time and place designated by Pifer’s Auction & Realty. Oral Bidding will be on Tuesday, November 22, 2022 at 10 a.m. (CT). Each Oral Bidder will have the opportunity to bid on each parcel individually as well as altogether (Overall). Each Oral Bidder must bid on at least one parcel individually to qualify for participation in the Overall bidding process. The winning bidder will (upon Landowner acceptance) receive a lease agreement provided by Pifer’s Land Management. Bidders are bidding on a 2-year lease agreement. The agreement will begin January 1, 2023 and terminate December 31, 2024. Annual rent will be due on or before March 1st each year of the lease agreement. The awarded bidder must provide a letter of good standing from their financial institution. The awarded bidder must provide Farm Liability insurance policy that meets lease agreement standards. The Landowner reserves the right to accept or reject any and all bids. All statements made the day of the Oral Bidding take precedence over all printed materials.
