PASTURE & FARMLAND AUCTION 1,323.5 +/- Acres - Pierce & McHenry Counties, ND Tuesday, April 22, 2014 – 11:00 a.m. (CT)     Auction Location: Cobblestone Inn & Suites - Harvey, ND   Auction Note:  This property features 1,323.54 (+/-) acres.  There are pasture acres as well as crop land that presently under CRP or being utilized as hayland.  Portion of existing cropland will be converted back to grassland as either all or defined areas of most parcels have been entered into a grassland easement.  Maps and contracts of Easement acreage will be provided on auction date or upon request.   ***PLEASE NOTE***   - Seller will allow 25% of the Mineral rights and 100% of the Aggregate rights (surface rights), owned and of record, to be transferred with the land. - Seller will be using a 1031 Exchange and buyer to cooperate and work with seller to accomplish.  (There is NO cost to the buyer)       Contact:  Terry Skjerseth at 701-261-1144 or tskjerseth@pifers.com or Pifer’s Auction & Realty at 877-700-4099 for more information and a complete catalog.   Driving Directions:  Pierce County Land: From the intersection of ND HWY #19 & HWY #3, (about 17 miles north of Harvey, ND):  Drive west on HWY #19 for 8½ miles to 21st Ave. NE.  Turn left and proceed 2 miles south on 21st Ave., then 3 miles east on 40th St. NE.  This will place you at the southeast corner of Section 12 of Antelope Lake Township.  From here, drive south for 1 mile, turn on 39th St. NE and drive east for another ¾ mile, and then south 1 mile (E½ Section 19).   This will place you at a point on gravel road between Sec. 19 & Sec. 30 where Parcel  #1 is ¾ mile east, Parcel  #2 is ¼ mile north and Parcel  #3 is to the east & south about ½ mile.  Parcels 4A & 4B are just across the road to the west from Parcel #3.   Driving Directions:  McHenry County Land: From Anamoose, ND:  Drive north on Co.
