Auction Note: This land is a single parcel and written bids will be accepted until 5:00 p.m. (CT) on Friday, June 25, 2021.  Bidding will be based on the price per bale with average weight of 1,500 pounds.

This property features 38.79 +/- acres of Native Big Stem Bluegrass which is 80% of the grass mixture and is offered for haying in August.   The fields were last hayed in 2019 and rested in 2020.  Fields are located on the north side of Valley City along the Sheyenne River.

Driving Directions: From Valley City, ND at the intersection of east Main St. and 5th Ave. NE & Hwy. #21, turn north.  Drive 1.5 miles north to the intersection of River Rd. on the south side of the railroad tracks, turn west.  Drive ¼ mile west, turn south.  You have arrived on the north east side of the fields.

Bidding Procedure:

  1. All written bids must be received before 5:00 p.m. (CT) on Friday, June 25, 2021.
  2. Written bids should be on price per bale weighing average of 1,500 pounds.
  3. The winning bidder will (upon Landowner acceptance) receive a lease agreement and will be required to return a signed copy to Pifer’s on or before July 1, 2021
  4. Bidders are bidding on a 1-year lease agreement. The agreement will begin July 1, 2021 and terminate on September 30, 2021.
  5. The Leased Property shall be used for haying the current grass cover of native big bluestem grasses in August.
  6. The grass will be cut for hay during the boot stage of development if possible and cut at height of no less than 6 inches high.
  7. The tenant will report the total number of bales produced by September 1, 2021 to Pifer’s land management.
  8. Bales are to be removed by September 30, 2021.
  9. Top bidder will provide a letter of good standing from his/her financial institution.
  10. The Landowner reserves the right to reject or accept any and all bids.
