Auction Note: What an opportunity to operate a 2,014 +/- acre ranch!  Being offered is a fully developed cell grazing system with a diverse stand of high-quality grass and excellent well water providing service throughout the paddocks.  This system has proven to perform during drought conditions.  It is located north of Turtle Lake, ND and east of Hwy. #41 for excellent access and just north of Strawberry Lake.

This ranch is being offered for a 3-year lease contract.  Bids are due by Friday, November 5, 2021, at 5:00 p.m. (CT).  Highest written bids will have an opportunity to orally raise their bid on November 10, 2021 at 1:00 p.m. (CT) by phone. 

The projected grazing season is on or before April 15th of each year and will continue through October 15th of each year. With normal rainfall, this grazing unit is estimated to provide 2,000 AUM’s during the grazing season. Bids will be submitted on a per Animal Unit Month (AUM) Basis with estimated normal 2,000 AUM’s.   Basis of AUM: Cow/calf pair = 1.4 AUM, Bull = 1.4 AUM; Yearling = .75 AUM

Bidding Procedure:

  1. All written bids must be received before 5:00 p.m. (CT) on November 5th, 2021.
  2. Written bids will be submitted on a per (Animal Unit Month) AUM basis for estimate ng average of 2000 AUM’s  
  3. The top written bids will be asked to complete a management and grazing plan questionnaire.  This grazing questionnaire is important to the landowner(s) and will play an important role in the final decision when awarding the lease contract.
  4. The top written bids will be invited to the Oral Bidding and will have an opportunity to raise their bid at the Oral Bidding on November 10th, 2021 at 1:00 pm CT by Pifer’s Auction & Realty.  Oral Bidding is by phone.
  5. The winning bidder will (upon Landowner acceptance) receive a lease agreement provided by Pifer’s Land Management.
  6. Bidders are bidding on a 3-year lease agreement. The agreement will begin at the signing of the contract and terminate December 31, 2023.  
  7. Annual rent will be due on or before March 1st each year of the lease agreement.
  8. The awarded bidder must provide a letter of good standing from their financial institution.
  9. Farm Liability insurance policy that meets lease agreement standards is required.
  10. The Landowner reserves the right to accept or reject any and all bids.
  11. All statements made the day of the Oral Bidding take precedence over all printed materials.
