Auction Note: This Land is a single parcel and written bids will be accepted until 5:00 p.m. (CT) on Friday, December 4, 2020.  Bidding will be based on crop and grassland acres. Highest written bids will have an opportunity to orally raise their bid on Monday, December 7, 2020 at 10:00 a.m. (CT) by phone. 

This property features 148.18 +/- total acres and 128.76 +/- crop acres and 19.42 +/- grass acres.  The cropland was planted to wheat in 2020.  Field tree rows run north to south providing good snow cover.  Gentle rolling hills gives good movement of excessive moisture.

Bidding Procedure:

  1. All written bids must be received before 5:00 p.m. (CT) on Friday, December 4, 2020.
  2. Written bids should be on a per acre basis.
  3. The top written bids will be invited to the Oral Bidding and will have an opportunity to raise their bid at a time and place designated by Pifer’s Auction & Realty. Oral Bidding will be on Monday, December 7, 2020 at 10;00 a.m. (CT).
  4. Each Oral Bidder will have the opportunity to bid on the parcel.
  5. The winning bidder will (upon Landowner acceptance) receive a lease agreement and will be required to return a signed copy to Pifer’s on or before December 15th, 2020.
  6. Bidders are bidding on a 2-year lease agreement. The agreement will begin on January 1, 2021 and terminate on December 31, 2022.
  7. Annual Rent will be due on or before March 1st each year of contract.
  8. Top bidder will provide a letter of good standing from his/her financial institution.
  9. The Landowner reserves the right to reject or accept any and all bids.
  10. All statements made the day of the Oral Bidding take precedence over all printed materials.
