Auction Note:  Pifer’s Land Management is seeking sealed bids for the 2021-2023 crop seasons. This land is within one mile of the Casselton Ethanol Plant and the American Crystal Sugar beet piler.  This land consists of 387.74 +/- acres adjacent to I-94 with a Sol Productivity Index (SPI) of 85.9. The balance of the acres are directly south of the Interstate 94 with a SPI of 86.4.   Bidders may bid on one or more parcels or all parcels combined. Highest bidders will be invited to raise their bids via phone on Monday, November 9, 2020 at 10:00 a.m.  Owners have the right to accept or reject any and all bids.

The successful bidder will have possession upon signing of the lease by owner and tenant.  Bids will be submitted on an annual dollar per acre basis.

Parcel 1: At Exit #328 west of Casselton, ND, go north on 153rd Ave. SE for one mile to 36th St. SE. Go west on 36th St. SE for two miles. This will put you at the NW corner of Parcel 1.

Parcels 2 & 3: At Exit #328 west of Casselton, ND, go south on 153rd Ave. SE for one mile to 38th St. SE. Go west on 38th St. SE for one mile to 152nd Ave. SE. This will put you at the SE corner of Parcel 2. Parcel 3 is a 1/2 mile north of Parcel 2.

Bidding Procedure:

  1. All written bids must be received before 5:00 p.m. (CT) on November 6, 2020.
  2. Written bids will be submitted on an annual per acre basis.
  3. All written bids must be accompanied with a 3-year farming plan, including but not limited to, crop rotation, normal chemical and fertilizer application, NO sugar beets will be planted the last year of the contract. The stewardship/farming plans are important to the land owner (s) and will play an important role in the final decision when awarding the contracts.
  4. The top written bids will be invited to the Oral Bidding and will have an opportunity to raise their bid at a time and place designated by Pifer’s Auction & Realty. Oral Bidding will be November 9, 2020, at 10 a.m. (CT).
  5. Each Oral Bidder will have the opportunity to bid on each parcel individually as well as altogether (Overall).  Each Oral Bidder must bid on at least one parcel individually to qualify for participation in the Overall bidding process.
  6. The winning bidder will (upon Landowner acceptance) receive a lease agreement provided by Pifer’s Land Management.
  7. Bidders are bidding on a 3-year lease agreement. The agreement will begin at the signing of the contract and terminate December 31, 2023.  
  8. Annual rent will be due on or before March 1st each year of the lease agreement.
  9. The awarded bidder must provide a letter of good standing from their financial institution.
  10. The Landowner reserves the right to accept or reject any and all bids.
  11. All statements made the day of the Oral Bidding take precedence over all printed materials.
