Auction Note: This land will be presented as two parcels. Written bids will be accepted until 5:00 p.m. Friday February 1, 2019.  Bidding will be based on 620.67 +/- cropland  acres and 287.26 +/- pastureland acres. Bidders may bid on one or more parcels or all parcels combined. The pastureland has good grass and water, and a new 2018 fence on part of the west side. Excellent access to all areas of this property.

Driving Directions: 

Parcel 1 - Cropland: At the intersection of Hwy. #49 and 66th Ave., on the west side of Glen Ullin, proceed north 1¾ mile on 66th Ave. to intersection of 66½ Ave. and 40th St., turn west ½ mile arriving at southeast corner of parcel 1, south side and Sections 23 and 24-139-89 ; return to 66 ½ Ave. proceeding north along Section 24 to the intersection of 39th St. arriving in the middle of Section 13, turn west, continuing on Section 13 and Section 14, of the property.  From the west side of section 14, proceed to the intersection of 68th Ave., turn north, drive ¾ mile to the intersection of 38th St. turn east, drive 1 ½ mile east. This will place you at the southwest corner of the property located in Section 12-139-89.

Bidding Procedure:

 

  1. All written bids must be received before 5:00 p.m. on Friday, February 1, 2019.
  2. Written bid is submitted on a per acre basis.
  3. Written Farm plan is submitted describing farming and/or ranching practices. 
  4. The top written bids will be invited to the Oral Bidding and will have an opportunity to raise their bid at a time and place designated by Pifer’s Land Management. Oral bidding will be on Monday February 4, 2019 at 10:00 a.m. (CT). 
  5. Winning bid will receive a rental contract and will be required to return it to Pifer’s on or before February 22, 2019 along with a letter of good-standing from their lending institution.  Liability insurance is required.
  6. The bidder is bidding on a 3-year rental contract for the cropland and a 3-year rental contract for the pasture land.  The contract will begin on Friday February 15, 2019 and terminate on December 31, 2021.
  7. All statements made the day of the Oral Bidding take precedence over all printed materials.
  8. The owner reserves the right to reject or accept any and all bids.
